THE PORCH PROCESS

Six steps from first look to front-door keys.

A clear path, most of it handled by us. You’ll know the decision points, the timeline, and what happens at your property before work begins.

Free Estimate.

Start by entering your property address. Our free service will review setbacks, utility access, and determine which cottage sizes are feasible for your lot. Then browse our available models and request a free, no-obligation estimate from our team.

Planning multiple ADUs for a multifamily property?

Feasibility Study & Contract

We review the right Porch model to fit your needs, review a preliminary budget based on site conditions before you make any commitments.

Site Visit & City Permit Check

Our team conducts an on site review and does a preliminary plan review with the City of Nashville. This process requires a $500 deposit.

Contract review & permitting

We provide a fixed price contract and submit for permitting. This step requires a 10% deposit.

Site work prepared & factory build begins

Foundation, access, and utility coordination happen before delivery so installation day stays simple. This step requires requires 50% of the contract.

Move-in day arrives.

Your completed cottage is set, connected, inspected, and ready for family, guests, rental income, or flexible living. Once installed, the remaining 40% of the contract is paid.
